Your annual maintenance efforts should be concentrated on two main objectives: removing automotive oil from the surface of the asphalt and sealing any cracks. Cleaning up oil stains improves more than just the appearance. It also extends the lifespan of your asphalt. That's because oil has the undesirable effect of eroding the binder substances that hold your asphalt together. Fortunately, this process takes place very slowly--over the course of months and years--so annual cleaning efforts should be enough to protect your asphalt.
Crack sealing is just as important as cleaning up oil spills. That's because even the most minuscule cracks will attract standing water, which will cause them to develop into even more serious problems. Asphalt crack sealant comes in caulk-like tubes. Once the crack has been thoroughly cleaned, the sealant is squeezed into it and allowed to dry. A second coat may need to be applied as the sealant has a tendency to settle as it cures.
Five Year Maintenance
Even if you're vigilant about sealing cracks and removing oil spills on a yearly basis, an asphalt parking lot will still be susceptible to the aging process. Water, sun, and automotive wear will all contribute to degrading the surface of the asphalt. This does more than just make the asphalt appear worn-out. It also makes the asphalt more vulnerable to further degradation caused by water.
To help maintain a water-tight barrier, you should have a seal coat applied to the parking lot on an average of every five years. Such efforts can easily double the lifespan of your asphalt. Seal coat consists of a thin liquid whose main ingredient is either diluted coal tar or emulsified asphalt. It also contains silica sand, water, and other additives.
Seal coat is applied evenly to the surface of the asphalt using either a spray wand or a squeegee. Once the initial coat has dried, one or more additional coats are applied. This will provide the optimum degree of resistance to U.V. light and water--two of the most destructive elements for asphalt paving.
